For families, executors and sellers

What is an estate sale?

It's a sale held in the home, where most of the household contents are priced and sold to the public, usually over a few days.

Does someone have to pass away to have an estate sale?

No. Lots of our sales are for people downsizing, moving out of state, or moving into assisted living.

What services are included?

A walkthrough, sorting, setup and staging, pricing, advertising (including our early-access email list), running the sale, and haul-away of leftovers. Cleaning is optional on request.

How much does an estate sale cost?

Our fee is simple: a percentage of total sales or a flat rate, whichever is greater. For sales more than an hour from Carson City, a travel charge is added to the minimum fee. We'll walk you through it all during your free consultation. See estate sale cost.

Is the walkthrough free?

Yes. Your first walkthrough and consultation are free. If you decide to move forward, you'll sign a written agreement, online or on paper.

How much will my estate sale make?

Nobody can honestly say until they've seen the house. It depends on what's there and what buyers are paying right now. We'll give you a straight assessment after the walkthrough.

Is there enough in my house for an estate sale?

Not every home needs a full estate sale. If there isn't quite enough for a sale, our sister company, Dunk The Junk, can handle the cleanout for you. Give us a call and we'll help you figure out which is the better fit.

How soon can you hold a sale?

It depends on our calendar and how much is in the house. Setup takes at least three days, and most sales run two to three days. Call us and we'll find dates that work for you.

How long does the sale last?

Most sales run two to three days. Setup takes at least three days beforehand, and the cleanout afterward takes at least two. Sale hours and days vary, and each listing shows its own.

What should I do before the sale?

Take what the family wants to keep, secure papers and valuables, and don't throw anything away until we've seen it. See before your estate sale.

What shouldn't I throw away?

Tools, costume jewelry, kitchenware, vintage clothes, linens, records, cameras, old electronics, video games, holiday decor, and old papers or photos. Let us look first.

Do I need to be there during the sale?

No. In fact, clients can't be at the house while our team is working or during the sale. Many families find that easier anyway.

What happens to items that don't sell?

We donate what we can, giving as much as possible directly to people who need it. Whatever's left is hauled away by our sister company, Dunk The Junk, and that's included.

Will you clean the house afterward?

Yes, if you'd like. Cleaning is optional on request.

Can you sell cars, trucks or trailers?

Yes. Vehicles can be sold as part of the estate sale, handled in accordance with applicable laws.

Can you sell firearms?

Yes. Firearms can be sold, and they're handled in accordance with all applicable laws.

I'm the executor and live out of state. Can you still help?

Yes. We can do your walkthrough by video, pick up keys from a lockbox, and keep you updated by phone and email. We're also happy to work with your realtor or a local family member. See our Nevada executor guide.

Do I need to go through probate before holding an estate sale?

It depends on how the estate is set up (trust, will, or small estate). Talk to a Nevada probate attorney or the Nevada Courts Self-Help Center. We're happy to coordinate with your attorney.

How do I get paid?

We pay you by cashier's check or wire transfer. The cost of the check or wire is deducted from your final payout.

Can you hold a sale while I'm still living in the home?

Yes. The one rule is that you can't be at the house while our team is working or during the sale.

Do you buy estates outright?

Our focus is full-service estate sales. Call us to talk about your situation.

Do you do online auctions?

Not yet, but they're on the way. Join the email list to hear when they launch.

Is Dunk The Junk the same company?

Dunk The Junk is our sister company, a separate Carson City junk removal business. They handle the haul-away after our sales, and you can hire them directly for junk removal.
